Theodolites are the oldest instrument we sell and the one with the most specific buyer. Twenty years ago every contractor owned one. Today most of them own a total station instead, and the theodolite has settled into a few jobs where it still makes sense. This guide covers the prices, the digital versus optical choice, and an honest answer to whether you should buy one at all.
What a theodolite does
A theodolite measures angles. A telescope rotates on a horizontal circle to measure horizontal angles between points, and on a vertical circle to measure the angle up or down from horizontal. That is the whole function.
From those angles a surveyor can:
- Set out a right angle or any angle from a baseline, for plot corners and building grids
- Check that a column, tower or mast is plumb by sighting it from two directions at 90 degrees
- Measure the height of a structure by trigonometry from a known distance
- Carry a traverse around a site by measuring angles and taping distances
- Align a row of columns, piles or poles on a straight line
What it does not do is measure distance. For distance you need a tape, which is fine over 30 metres on flat ground and difficult over 100 metres across a nullah. That limitation is the whole reason total stations exist.
Digital vs optical
The mechanical parts of both are the same: a telescope, two graduated circles, a plate bubble, and a tribrach with foot screws. The difference is how you read the circle.

For a new buyer we recommend digital. The reading errors on an optical micrometer, especially for a junior operator reading a 20 second scale in afternoon light, cost more than the price difference. The exception is a university that teaches the optical principle deliberately and keeps a few optical instruments alongside the digital ones.
Theodolite price bands
Indicative market ranges in September 2026, instrument only. Confirm today's price on WhatsApp, rates move with the exchange rate.
- Optical, 20 second class, Chinese: PKR 90,000 to 110,000. Teaching and backup.
- Optical, 6 second class, Chinese or used Wild: PKR 120,000 to 160,000. Used Wild T1 and T2 instruments appear in this range and can be excellent if calibrated.
- Digital, 5 second class, Chinese: PKR 120,000 to 170,000. The most sold class.
- Digital, 2 second class, Chinese branded: PKR 180,000 to 250,000. For precision alignment and tower work.
- Digital, Japanese (Sokkia DT, Topcon DT): PKR 220,000 to 350,000 when available; stock is thin because demand has shifted to total stations.
Add PKR 8,000 to 15,000 for an aluminium survey tripod if one is not included, and a ranging rod or target.
Theodolite vs total station: the honest comparison
Here is the comparison as we give it across the counter.
A digital theodolite at PKR 150,000 measures angles to 5 seconds. A Kolida KTS-442P total station at PKR 500,000 measures angles to 2 seconds, measures distance to 2 mm with or without a prism, stores thousands of points, and calculates coordinates, areas and stake-out positions on the instrument. For general surveying, setting out and topographic work the total station is not three times better; it is a different category of tool, and PKR 350,000 is the cost of never taping a distance again.
The theodolite wins in three cases:
- The job is angles only. Checking a tower or crane mast for plumb, aligning a row of poles, setting a right angle on a plot. A total station does this too, but you are paying for an EDM you do not use.
- The budget genuinely stops at PKR 200,000. A small contractor doing plot layouts with a theodolite and a 50 metre tape does real work, and did for decades.
- Teaching. Students need to understand what an angle measurement is before the instrument does it for them.

Who still buys theodolites in Pakistan
Universities and technical colleges. Civil engineering departments and DAE programmes buy theodolites in sets of five or ten for surveying labs. They want digital for the students and one or two optical for the syllabus. These are our largest theodolite orders.
Tower, mast and crane erection crews. Telecom tower contractors, transmission line crews and tower crane erectors check verticality from two directions with a theodolite. The instrument lives in the pickup, gets knocked, and gets recalibrated. A 5 second digital is the standard.
Small contractors and plot developers. Marking out a 10 marla house or a 1 kanal plot needs right angles and a tape. A theodolite does this for PKR 150,000 and is simple enough that the site foreman can use it.
Irrigation and public works departments. Some department procedures still specify a theodolite and a chain for particular tasks. We supply against those tenders.
Backup. Survey firms keep an optical theodolite as a no-battery backup for the day the total station is away for service.
Calibration and service
A theodolite has three adjustments that drift with use and knocks:
- Collimation: the line of sight must be perpendicular to the trunnion axis. Checked by reading a distant point on both faces.
- Trunnion axis: the telescope's horizontal axis must be perpendicular to the vertical axis. Checked by sighting a high point and dropping to a low point on both faces.
- Vertical index: the vertical circle must read 90 degrees on a truly horizontal sight. Checked by reading a point on both faces and averaging.
The operator should check all three with a two-face reading at the start of any precise job. Reading on both faces and averaging cancels collimation and index errors even if they are present, which is why trained surveyors always do it.
